Good Day, Should I pay points on a refinance of an investment property/condo?
I currently own $141,000 and have a rate of 6.875 % on a 30 year mortgage. I have owed the condo for 1.5 years and have been making principal payments of $100.00 each month. BAE mortgage quoted me 5.71 APR to refinance into a 30 year. If I wrap the closing costs into the load the new loan will be $145,900. I have been asked to pay closing costs of $4,422. Is this a good deal? Can a husband buy an investment property without his wife on the deed?
My dad and I are looking to buy an investment rental property together and I don't want his wife to be involved. Can he buy it with me or since they are married and it is communal money, she has to be involved too? The rent would cover his half of the mortgage.
Can we buy home or investment property while under ch13?
We were mixed up in a Florida fraud mortgage deal through an out of state purchase. We decided to try and fight for our rights by contacting all the government agencies hoping to see some justice. We sent our proof documentation and complaints in and still nothing after almost one year. We received notices our case is being investigated, but how long does this take? We are on a ch13 payment plan. If we did a short sale could we buy else where if someone gave us a monetary gift to invest, or do we need to put our investment under another family members name?
How does foreclosure on an investment property affect my home of residence?
Looks like I need to get out of this spec house deal and wondering what affect foreclosure will have on 1. my current home which has a mortgage but no equity as it's recently purchased or any other assets 2 how a delinquency judgment will affect my spouse who is NOT listed on the investment but is on our home. It's my understanding that any judgement goes away in 10 years? or is it 7. Besides affecting my credit which is now over 700 will any of my assets be affected by this? I understand that IF I sell another house within that time frame that any profit will have to go towards my judgment debt. I live in a state that does award deficiency judgments and does no do non judicial foreclosures. Thinking of short sale possibilities.
What is suggested deductible on investment property?
I am currently at $1000 but am thinking about raising it to $2,000. Insurance is just for perils and I would like to have that cash back now. If I do have a problem, yes, I'm out of pocket extra $1,000...but that is the risk.Thoughts? Thanks.
Settling a deficiency judgement after foreclosure on an investment property?
If a lender comes after you for a deficiency judgement, can you pay it off in monthly payments over like 20 years or is the entire amount due as a lump sum? Also, I do have a personal residence. How would this factor in? Thanks so much

I have a following question please I own house in CA and mortgage left on it , lets say is 250 k and 28 more years.....I am comfortable so far with mortgage payments.On another hand I have, lets say, 250k in CD with almost no % income today, which makes not a good balance vs mortgage payments.I was told sometime ago by some friend, that it might worth to buy with cash some rental property and keep with primary residence mortgage payments, I uderstand that owning rental property yields more then CD over the years, but my concern is also what if I loose my job and I'll have debt on my primary residence , while there is rental property on my name, can the bank go after it?What other things should I be aware of ?Appreciate all advices But maybe I can't loose the investment property so it makes it's reasonable risk...

I'm planning to buy an investment property when I'm 18 16 currently and rent it out. I've brought up the topic at school and some friends have expressed some interest. How to change an investment property to an permanent residence ?
I closed on a home last week, didn't realize that i have to put my wife name on the contract i and her will get divorce very soon so don't want her name on the contract . The problem is according to Florida law, a married person can't buy an Residence property without have their spouse on the contract, so i have to put it as an investment property. The question is How to change it to an permanent residence, so i can qualify for the goverment tax credit, oh and by the way i'm the first time home buyer. Thanks for reading
