Good Day, Should I pay points on a refinance of an investment property/condo?
I currently own $141,000 and have a rate of 6.875 % on a 30 year mortgage. I have owed the condo for 1.5 years and have been making principal payments of $100.00 each month. BAE mortgage quoted me 5.71 APR to refinance into a 30 year. If I wrap the closing costs into the load the new loan will be $145,900. I have been asked to pay closing costs of $4,422. Is this a good deal? Can a husband buy an investment property without his wife on the deed?
My dad and I are looking to buy an investment rental property together and I don't want his wife to be involved. Can he buy it with me or since they are married and it is communal money, she has to be involved too? The rent would cover his half of the mortgage.

Can we buy home or investment property while under ch13?
We were mixed up in a Florida fraud mortgage deal through an out of state purchase. We decided to try and fight for our rights by contacting all the government agencies hoping to see some justice. We sent our proof documentation and complaints in and still nothing after almost one year. We received notices our case is being investigated, but how long does this take? We are on a ch13 payment plan. If we did a short sale could we buy else where if someone gave us a monetary gift to invest, or do we need to put our investment under another family members name?

Looks like I need to get out of this spec house deal and wondering what affect foreclosure will have on 1. my current home which has a mortgage but no equity as it's recently purchased or any other assets 2 how a delinquency judgment will affect my spouse who is NOT listed on the investment but is on our home. What is suggested deductible on investment property?

How to change an investment property to an permanent residence ?
I closed on a home last week, didn't realize that i have to put my wife name on the contract i and her will get divorce very soon so don't want her name on the contract . The problem is according to Florida law, a married person can't buy an Residence property without have their spouse on the contract, so i have to put it as an investment property. The question is How to change it to an permanent residence, so i can qualify for the goverment tax credit, oh and by the way i'm the first time home buyer. Thanks for reading
